It's staggering how no one thinks twice about a few thousand on a property price reduction, or even tens of thousands on several price reductions over time, but won't pay a tiny fraction of those costs on staging it to sell!
Did you know that it's not unusual for there to be several price reductions during a listings' lifetime? Our independent research in April 2019 revealed that out of 125 properties for sale in our local area on Zoopla, 42 of those had price reductions! It's even more mind-blowing to learn that the total £ deductions of the top 20 'Most Reduced' in that same local search came to a staggering £1.125 Million! Just deducted from 20 local properties!
FACT! REDUCING THE PRICE DOES NOT MEAN IT WILL SELL FASTER!
Out of the top 20 'Most Reduced' in that same local search was a vacant probate 2 bed bungalow, first listed in June 2018 with a listing price of £750,000, but despite 4 price reductions totaling £165,000 (one hundred and sixty-five thousand pounds!) it still remains unsold!
There are countless more examples: two separate 4 bed properties listed 1. March 2018, 2. July 2018 both with price reductions of £125,000 each, both remain unsold! And finally a 3 bed bungalow first listed in July 2017 (almost two years ago) for £429,995 that has had £60,000 taken off the price tag! It remains unsold.
These reductions are all by local agents just in one town in East Sussex. All properties listed above remain unsold to this day, 25th April 2019!
